Coral Point Residences

Coralpoint Residences is a gated, low-density beachfront community at the eastern tip of Barangay Punta Engaño, Lapu-Lapu City, on Mactan Island. With its own beach, private island, lagoon, and boat ramp, it offers an unusual combination of space, privacy, and direct access to the sea. Its position at the end of the peninsula means there is no through traffic. Mature gardens, open grounds, and sea breezes give the estate a quiet, residential atmosphere.

Established in the 1990s, Coralpoint has the feel of a settled coastal neighborhood. Large trees, mature landscaping, and generous spacing between buildings provide a setting for long-time residents, retirees, and families who use their properties as vacation or beach homes. One of its strongest draws is the size of the residences. Many offer substantially more space than newer condominiums in Mactan, with generous layouts that are increasingly difficult to find on the waterfront. Condition varies by property. Some homes have been carefully maintained or renovated; others require extensive work. Several of our recent clients have purchased here specifically to renovate the interiors, drawn by the opportunity to create a home around an established layout in a beachfront setting.

Coralpoint was developed in three phases, each offering a distinct style of living: Eastpoint Villas: Three four-level residential buildings set among mature gardens. This was the first section of the estate to be built. Villa Marina and Villa Nautica: The estate’s two taller buildings, offering its best elevated sea views. The Villas: Seven standalone, one- and two-story houses north of Eastpoint Villas, forming the final phase. Together, these sections offer a choice of garden surroundings, elevated waterfront views, or the privacy of a standalone home.

Association dues are ₱120 per square meter per month. These support the estate’s day-to-day operations, including security, common-area maintenance, landscaping, and common-area electricity and water.

Parking is not always included with a property. General open parking is free, with space available for residents and guests. Assigned covered parking is limited. Owners who require a covered slot may be able to lease one through the property management office or directly from another owner, subject to availability. Management has indicated plans to expand parking near the guardhouse. No construction or completion date has been confirmed.

Eastpoint Villas occupies the heart of the estate. Its three residential buildings each have four levels—a Garden Level and Floors 1, 2, and 3—with elevator access and some of the most mature landscaping at Coralpoint. Residences range from approximately 160 to 360 square meters. Their generous floor plans are a major attraction for buyers seeking room to live, entertain, or accommodate family and guests. For those who value spacious interiors, garden surroundings, and a quieter low-rise setting, Eastpoint Villas is a compelling option.

Built after Eastpoint Villas, Villa Marina and Villa Nautica offer the estate’s most elevated perspectives over the sea. Villa Marina is a six-story building on the southern waterfront. It is Coralpoint’s closest building to the sea, with convenient access to the beach, lagoon, and boat ramp. Villa Nautica rises eight stories immediately west of Villa Marina. As the tallest building on the estate, its upper floors offer wide views across the water and over the surrounding grounds. These buildings appeal particularly to buyers who prioritize sea views, open horizons, and the breeze of an elevated coastal setting. Views vary by unit, floor, and orientation.

The final phase comprises seven one- and two-story villas north of Eastpoint Villas. These are the estate’s only standalone houses, offering individual outdoor space and the privacy of a home without shared corridors or elevator lobbies. Residents also enjoy access to Coralpoint’s beach, island, pools, gardens, and gated security.With just seven villas in the development, opportunities to purchase are limited.
